Offering a unique mixture of a beautifully appointed and decadent family home, with separate accommodation and a detached office building suitable for up to 6 staff members.

    The House

The subject of major renovation works Conygre House has had no expense spared and now boasts an array of original features alongside high-end fixtures and fittings. Entering at the rear of the property, you are greeted with the beautifully light and airy Orangery with porcelain tiles, underfloor heating, Sonos surround sound and original stone wall. The Orangery leads to a large kitchen; great for open-plan living and as an entertaining space. The kitchen is exceptionally well equipped, with a fully restored gas fired AGA, double Belfast sink, granite worktops, as well as Bosch integrated appliances. A long utility room hides in the corridor between the kitchen and sitting room, providing ample space for laundry requirements and storage.

The grand entrance hall at the front of the house leads you into the plush dining room with oak flooring, panelling, library and original fireplace. This formal dining room has seating for 12 so is perfect for dinner parties and festive celebrations. The inviting sitting room opposite features a stunning Bath Stone fireplace with Jøtul wood burner, light parquet flooring and window seat. Both of these rooms are south facing and allow views of the driveway and front garden. The hallway also leads you down to the lower ground floor "cinema room" with surround sound.

The entrance hall with travertine stone flooring shows off the original curved oak staircase with mahogany handrail. This leads you to the first floor where you will find three large bedrooms, two of which sharing a main bathroom with Victoria and Albert roll top bath and separate shower, the other having its own en-suite. Venturing up another flight leads you to two further large bedrooms with vaulted ceilings, original beams, stone walls and window seats. Both of these rooms have their own en-suites; one of which having a further roll top bath and separate shower.

Having been successfully run as a self-catered property with Airbnb over several periods in recent years, both the house and cottage has showcased how suitable it's layout and location is for such a business model, as well as it's desirability to guests; having been enjoyed and delightfully reviewed by all. The owners have also been approached on numerous occasions by nearby venues such as The Pig and Priston Mill; hosting many of their VIP clients for weddings and other events.

    The Cottage

Adjoined by back-back soundproof doors through the sitting room of the main house is the cottage, that offers the flexibility of being a separate living space or as a holiday rental. It comprises a large kitchen/breakfast room, welcoming sitting room with open fire, three double bedrooms in total, one on the ground floor with bathroom; ideal for a dependant relative or reduced mobility, and two on the first floor with a further bathroom. Perfectly proportioned, it has proved to be a very comfortable and charming place for both the owners to stay for the periods in which they chose to rent out the main house, or as a holiday let in its own right.

    The Office

Running a business for the past 17 years in this location has proved very effective. Clients visit a charming building within beautiful grounds and with ample space for parking. The footprint was doubled a few years ago to allow the business to grow, now with a WC and shower, as well as fitted kitchen units; making it completely independent.

    The Gardens

The house sits within two acres of mature gardens, with the lawn to the rear being the largest portion; immaculately kept, bordered by flower beds and dotted with trees. A raised flower bed wall of natural stone surrounds the large flagstone patio with a pergoda of climbing roses and wisteria; a great space for outdoor dining and entertainment. A large 20ft x 10ft" potting shed is neatly positioned in a semi-camouflaged location behind one of the larger trees at the rear of the garden.

To the front of the house is the driveway turning circle, around a stone two-tiered fountain with cherub and bedding plants. Clipped boxed hedging and topiary completes the circle and leads to the flagstone path and front door of the house. This feature creates two lawns; one enjoyed by the cottage, with its own patio area, flower beds and pretty pear tree. The other with the Magnolia, Weeping Willow and Medlar trees. A beautifully perfumed Wisteria covers the façade of the house and cottage in the summer. Conygre Brook runs along the front perimeter of the property, with a stone built foot-bridge giving access across it and to the front door; used mainly by the postman.

    Access

The house has two entrances; the main one via the Bath Road leads you up to the side of the property and gives access to the front turning circle. This driveway is lined with mature chestnut trees and laid in Cotswold "South Cerney" gravel. The other entrance via Loves Lane; referred to by the owners as the "tradesman's entrance!" gives access to the detached office and the cottage. Permission has been granted for the construction of a four-bay garage, which the owners have proceeded to pour the concrete base for. There are numerous design choices to be made as to which style of garage is built, hence their decision to leave the above ground work up to the next owners.

    Situation

Conygre House is situated in the charming village of Farmborough, providing a number of local amenities including a primary school, local shop, church, two public houses, parks, playing fields and tennis court. It is also very well positioned for country walks, especially those which lead to pubs! A 15 minute drive from the World Heritage City of Bath, 20 minute drive from Bristol International Airport and 25 minutes to Bristol City centre.
