Barnes is a gem, nestled within a tight bend of the Thames River it's one of London's most distinct villages with a green and pond to boot.


Appearing in the Domesday Book of 1086 as ‘Berne’, Barnes is an area steeped in history (especially musical) and property hidden gems. It retains its village feel by placing a strong emphasis on independent shops and boutiques but is only a short hop and skip from England’s capital via car or public transport on the Hammersmith & City line and rail links. Home to former resident Gustav Holst, Olympic Studios is situated in Barnes and was where The Beatles, David Bowie and Madonna have been known to record their hit records.

Barnes offers a range of local butchers, fishmongers, grocers and boutique shops as well as artisan bakeries and cheese shops. The favoured London village is home to excellent primary schools and high achieving private secondary schools, making Barnes a desirable place for buyers looking to bring children up in a rural setting whilst still enjoying the close proximity to London. Because it is located in the Borough of Richmond-upon-Thames, it covers everywhere from Richmond, Putney, Mortlake and Sheen, as well as being linked to Hammersmith, by Hammersmith Bridge.

The river Thames is a main character of Barnes’s story. Located within the Surrey bend, Barnes is uniquely placed to provide prime views for the annual Oxford vs Cambridge Boat Race. Barnes Green and the area surrounding Barnes Pond, which dramatically flooded without explanation in 2001, is the proud site of the Barnes Summer Fair, held in July each year.

The architecture of Barnes is predominantly 18th and 19th century. For many, the houses of Barnes denote Edwardian grandeur, like the Lion Houses or characterise the Victorian elegance of the beautiful waterfront houses overlooking the Thames on The Terrace. There are also a number of stunning Georgian mansions near the waterfront. Other types of homes can be found in ‘Little Chelsea’, with plenty of quaint terraced cottages and the new, polished Harrods Village development.
