It’s no understatement to say that London is a city that’s always on the move. People spend periods of their lives in one area, their lives change and then it’s time to move on. Or it happens the other way around, slowly an area changes and people look to move out.

This is the case with Dalston. After Shoreditch started to grow-up and attract a different crowd, London’s coolest crowds migrated up Kingsland Road to the more affordable Dalston, bringing a new element to this small but exciting area that sits between sleepy Stoke Newington and lively Shoreditch.

It’s now like a cooler, hipper and smaller version of the Las Vegas strip.

But instead of gaudy casinos, you’ve got brilliant restaurants, cafes and art spaces running the length of Kingsland Road. Or there’s Ridley Road market, which shows another side of the area and is the perfect place to get some amazing ingredients.

Property wise, Dalston shares a lot of similarities with other areas of Hackney. There are flats and warehouse conversions of all shapes and sizes, along with plenty of period properties. The popularity of the area means that many long standing residents are in the process of cashing in and selling up, which means that plenty of doer uppers still come to market. This is definitely the case when you step off the main road, where you’ll find quiet tree lined streets with a mixture of young and old families mixed up with flat shares. There's also some prime grids of roads mixed in with beautiful period family homes that attract families looking for a home that is often unattainable towards Shoreditch. Some prime examples exist in the De Beauvoir Estate, just to the west of Kingsland Road, in particular on the square itself. These are amongst the priciest and prettiest properties in the area some with Cape Dutch style frontages.


It won’t be too long before Dalston will graduate to a become more of a ‘brand’ like ‘Shoreditch’, more well known across London. Our advice - get in before it’s too late.
