Exmouth, at the mouth of the River Exe on Devon’s south coast, has long been one of Britain’s more understated seaside towns. Popular with families and retirees for generations, its two miles of sandy beach, marina and access to the estuary have given it a loyal following among those who prefer a quieter alternative to Torquay or Bournemouth.

The housing stock is varied. Above the seafront, Victorian and Edwardian villas remain the most sought after, particularly those with open sea views. Inland, 1930s and post-war family houses make up the backbone of the market, while new-build apartments around the marina attract downsizers and second-home buyers looking for low-maintenance waterside living. Demand is supported by Exmouth’s proximity to Exeter, just eleven miles away, with the city’s jobs and schools ensuring a steady flow of buyers and tenants.

The town centre retains a traditional high street, a mix of independents and national retailers, with Exeter’s cultural and retail offering an easy half-hour train ride away. The rail link also connects to London Paddington in around three hours, while Exeter Airport broadens access further afield. For those drawn outdoors, the Exe Estuary Trail runs north to Exeter, and watersports remain central to the town’s identity, from kitesurfing and paddleboarding to sailing. Exmouth also borders the Jurassic Coast, a UNESCO World Heritage Site, making it a natural base for walkers and nature enthusiasts.

Exmouth’s appeal rests in its balance: a genuine seaside town with family-friendly credentials, but close enough to Exeter for commuting. For landlords, demand is reliable, especially for family rentals and holiday lets near the water. For buyers, the market offers both accessibility and lifestyle upside, particularly as migration trends continue to favour towns where sand, sea and city are all within easy reach.
